Annual Maintenance Contract
Electrical supply, equipment and electrical distribution systems:
- Checking of Main Distribution Board–Sub Main Distribution Board–Distribution Board
- Checking of Main Circuit Breaker–Earth Leakage Circuit Breaker
Water supply, sanitary wares and drainage systems:
- Checking of Water pump;
- Checking of pressure kit;
- Checking of valve operation;
- Checking of all related wiring and contractors


Air Conditioning supply and associated equipment systems:
- Checking AC thermostat;
- Cleaning all related air filter–condensing unit(Inside and outside)–AC drain tray for all units;
- Checking of unit gas–compressor AMP (ampere/load of the unit) consuming and contractors
Definition of Maintenance works
Emergency MEP Maintenance works (Main MEP failures)
- Complete failure of AC system in the villa/apartment
- Complete failure of electrical power in the villa/apartment
- Complete failure of water system in the villa/apartment
- Complete failure of plumbing drains in the villa/apartment (Blockage and overflowing)
- Major heavy leakage in the villa/apartment
Reactive MEP Maintenance works
- Repairing (if technically possible) or replacement of AC supply associated equipment’s;
- Repairing (if technically possible) or replacement of electrical supply and equipment’s including distribution boards, circuit boards, circuit breakers, ELCB’s, light fittings, control panels, switches and sockets;
- Repairing (if technically possible) or replacement of water supply, drainage lines, leaks of pipes and tanks (only villas), sanitary–ware fittings such as faucets, valves, water closet toilet mechanism and water heater
Preventive (PPMP–Planned Preventive Maintenance Program) Works:
Preventive Mechanical (AC), Electrical and Plumbing details:
- Inspection & Cleaning of filters;
- Checking & cleaning of electrical components;
- Checking of compressor performance and functionality (irregular noise, vibration and proper suction);
- Cleaning of drain lines;
- Checking of condenser and evaporation fins;
- Checking refrigerant gas pressure, toping up of refrigerant gas (Gas charge extra);
- Checking of AC motor components like fans and belts;
- Checking temperature in the rooms;
- Checking and adjustment of fan motor pulley alignment and lubrication of fan motors and fan bearings.
Electrical
- Inspection of main and sub DB panels and breakers for proper voltage & operation of status bulbs and cleaning panels;
- Check circuit breaker, different voltage at power socket for correct earth connection and major current load for all phases;
- Visual checking of water heaters;
- Testing of exhaust fans.
Plumbing
- Testing of water flow and pump pressure reading;
- Checking delivery of water at flow rates without irregular noise and vibrations;
- Repair (where possible) of sanitary– ware fittings such as faucets, valves, water closet mechanisms;
- Checking of internal drainage units.
Response Time/Scheduling
The following response time/ scheduling will be provided by Super Handyman:
— EmergencyMaintenance: Arrival of maintenance team within 90 minutes after there corded time of call;
— ReactiveMaintenance: Arrival of maintenance team during office hours of operation(9am–6pm);
— Scheduled Maintenance: The appointment will be scheduled with the client.
— Preventive Maintenance: Will be scheduled with the clients on a regular basis.

Materials and Labour Fees
— Super Handyman will end eavourat all times to expedite the sourcing of materials, however Super Handyman is not responsible if materials are unavailable in the market. Super Handyman does not offer any warranty on any materials or parts supplied except those coming from the manufacturer/supplier if applicable. Any parts Super Handyman will be removing as sample from the clients premises will be returned by Super Handyman in the same condition.
— In case clients will provide materials from their side, Super Handyman will not be held liable for any fault that may rise related to the quality of the materials provided right after the installation. Additional Call out charges will be applicable if the parts or materials provided by the client got damaged due to the poor material quality.
Services Excluded
The following services are expressively excluded from the scope of this contract:
- Any issues related to the main power and water supply, sewerage and telephone services will be the responsibility of the local authority/provider
- Any High DEWA bill complaint. Super Handyman will not be liable in case of high DEWA bill, however, in case of persistent water leakage (above the ground/underground) Super Handyman can investigate, rectify and resolve the water leakage with additional charges;
- Any water leakage problem related to concealed pipe lines;
- Water quality and filtration system problems;
- Swimming pools and water features pumps and related filtration systems;
- Irrigation systems;
- Emptying of septic tank and cleaning;
- Any kitchen appliances;
- Mold and fungus;
- AC duct cleaning and chemical coil cleaning
- Gate barriers–Garage doors–automatic doors–intercom systems;
- CCTV camera–TV and audio–Music and public address systems;
- Major structural faults/repairs to building including failure of roof waterproofing;
- Renewal of any insulation material to duct work and chilled water pipe lines;
- Renewal of corroded chilled water, domestic water or drainage pipelines;
- Any removal and/or re-installation of false ceiling required to make access in order to carry out any MEP works;
- Any type of carpentry works (unless specifically stated in the contract);
- Scaffolding installations/dismantling;
- Any other works or services that are not expressively mentioned in the contract.
